Selling Your Home
Selling successfully takes more than putting your home online and hoping the right buyer finds it. Pricing, positioning, preparation, marketing, negotiation, timing, and buyer behavior all matter.
The Process
Every home is different, but the strategy should always be intentional.
We look at recent sales, active competition, buyer demand, condition, location, upgrades, and current market conditions to determine how your home should be positioned.
Not every home needs a major renovation before selling. We determine which updates may help your sale and which improvements are unlikely to provide enough return to justify the expense.
Your home is presented professionally and marketed across the places buyers are actually looking — photography, digital marketing, social media, online distribution, agent outreach, and strategic open houses when appropriate.
The highest offer is not always the strongest offer. We evaluate purchase price, financing, seller concessions, option period, inspection terms, appraisal risk, closing date, contingencies, buyer strength, and overall contract terms.
Once the home is under contract, I stay involved through inspections, negotiations, appraisal, financing, title, deadlines, and closing. You should always know what is happening and what comes next.
Strategy
A home can be beautiful and still struggle to sell if buyers believe it is overpriced.
Pricing correctly does not mean giving your home away. It means understanding how buyers are comparing your property to every other option available.
The right pricing strategy can create more attention, stronger activity, and better negotiating opportunities.

Planning Ahead
You may not automatically need to sell first. The right sequence depends on your full financial picture and current market conditions.
The decision depends on:
Before making a move, we can look at the entire picture and determine the strategy that makes the most sense.
